It depends almost entirely on whether anything moves. An alcove replacement in the same footprint is the shortest job we do. A zero-threshold conversion is the longest, because the subfloor has to be opened to drop the drain. Whatever the number is, it goes in writing before you commit, and you get a daily update once we start.
Yes. Every permit the job requires gets pulled, posted on site, and closed out at the end — that last part is the one people get burned on, because an open permit surfaces years later when the house sells. 09 Bath works under 09 Build’s Florida Certified General Contractor license.
We stop, photograph it, and show you before doing anything. Rot, failed valves, old galvanized pipe and bad framing are the usual finds in South Florida houses. It becomes a written change order you approve first — it never turns up as a surprise on the invoice.
The written scope is the price. It changes only by a written change order that you sign first — which happens when we open a wall and find something nobody could have priced in advance, or when you decide to add to the job. No verbal extras, and nothing added to the final invoice that you have not already approved.
